Lynnfield & Hamilton House
Umbrella managed the full refurbishment of Lynnfield House's office, gym and lobby areas totalling over 540,000 sq ft.
Umbrella Group M&E Ltd have been working with Patrick properties since early 2021. We have worked with them across a variety of their office locations around Manchester including their head office Hamilton house. The majority of the work we have undertaken has been at Hamilton & Lynnfield House. These offices are based in Altrincham and are over 540,000 square Ft between them. Both locations have undergone a huge modernization stripping the buildings back to brick with full refurbishment throughout and the additions of a gym and cafe.
Umbrella Group M&E have assisted Patrick properties from the beginning of the project guiding the initial design plans to ensure that all rewiring including Data cabling, accessory locations and lighting is installed to enhance the practicality of the office space once in use. During this project we have helped altering CAD drawings where necessary to prevent further architect costs, and in the case of Hamilton House Umbrella Group M&E have amended the old PDF drawings from the last refurb 20 years ago and provided new working drawings showing all containment (tray/dado trunking), accessory locations, cable routes, fire alarm accessories and lighting points including photometric data.
Modern LED fittings and emergency lighting installed bespoke to each of the offices. This was sometimes changed last minute to suit the new tenants request, though each time the area in question was finished on budget and on time. Throughout the sites we have installed CCTV, externally and internally along with an access control network guaranteeing full control of all doors in both buildings from the building managers office located at Hamilton House. This meant access to areas like the gym can be controlled in real time creating a more secure environment.
Fully addressable fire alarm systems were installed these allow quick and easy identification of any incidents arising in the buildings and can be programmed to allow certain areas to be evacuated 1st, control HVAC and lifts. Eventually the site will benefit from the installation of solar panels to the roof and a selection of EV chargers, giving it the green credentials expected in today’s world.
